Home Selling Tip #2:   Timing Market Entry

Proper market timing is an essential factor in selling your home.   The presence or absence of competing properties in your neighborhood affects how quickly your home will sell and the price that it will fetch.

How and why does this happen?  

Properties on the market compete for buyers.   These can usually be ranked in terms of value in their given price range.  Homes on the top of the value list usually sell first. while those that are lower down the list wait to move up.   Sometimes several properties are near equal value. 

How does this affect the home seller?

There are a number of ways in which competing properties can affect the sale of your home.

  • Yours is the best value and sells quickly
  • Other less desirable properties are offered at similar pricing to yours helping  to make your home appear to be a great value
  • There is a glut of similar homes on the market in your area extending the market time to sell your home
  • There have been a number of properties that sold quickly in your neighborhood encouraging other buyers to act fast
