My Mission Statement

For Sellers, WellPricedHomes means that when you are selling your Seattle area home, we choose the price that is the highest that the market can sustain.  My goal is to get you the best price possible and the highest net proceeds within a reasonable amount of time.  This does not mean pie-in-the-sky pricing and crossing our fingers.  This does not mean, price it low to get it done quick. It means an accurate and thorough market analysis of sales in your neighborhood.  It means extensive evaluation of sold properties, market trends and  how your home stacks up to the competition. It means that I explain thoroughly how and why I arrive at an estimate of the final selling price of your home.  It means evaluating your goals, needs and expectations.  It means doing the job right so that I don't come back asking ask you to reduce your price to get your home sold.

Because I do the required work up front, my success rate is very high.  I have never had a listing that did not sell when priced at my recommended level. Most all have sold within one month and many within 2 weeks.  My goal is to price and market your home effectively to get the job done right the first time.

Getting your home sold quickly and for the most money possible helps to make the sale of your home or investment property as pleasant as possible.  Every property sale is unique and sellers goals and requirements differ.  I will explain in detail what to expect as well as what you can do to maximize the selling price of your Seattle area home or investment property.

With my extensive market monitoring, I will report to you our relative success in terms of exposure, showings, web site visits and trends. By gauging our success against anticipated results, we can adjust marketing plans as needed in order to achieve success in the sale of your Seattle Real Estate.

For Buyers, WellPricedHomes means that I shop for homes that not only meet your criteria, but are priced fairly given property and market conditions. It means that when we find a home that you like, part of my responsibility is to help determine if the asking price is appropriate.  Even if you like the house, If I think that the price is too high, I will tell you so.  For Buyers, when we identify a home that you want, I conduct a market analysis, reviewing recent home sales in the neighborhood and arrive at an opinion regarding market value. I review these findings with you and the analysis will help us to determine if the asking price is too high, at par with market, or if we are lucky a found a really good deal.
