I created this spreadsheet after analyzing many properties and needing a more uniform and simple way to perform analysis. While it does not meet every need,  it does provide a basic tool for evaluating financial performance.  Remember, that Cap Rates are relative to market location and property condition and what is considered an attractive rate for some areas may not be attractive for others.
